Breaking Down HOAs at Deep Creek Lake

Curious about the ins and outs of purchasing in a community or subdivision with a Home Owners' Association? We sat down with agent Rachel Bruch and broke down some of the things you need to know when purchasing within an HOA! Our area offers so many different communities, each offering their own amenities and distinctions, which is why it's important to know which communities offer what and knowing what you plan on using your home for (vacation home, vacation rental, primary home). Many Lake Access communities offer a wonderful private lakefront area or clubhouse, and most offer dock slips for some members, too. You can also find several gated communities that provide extra security for both primary and secondary residences. Aside from amenities, you'll also find that many HOAs cover general maintenance for the community and sometimes even your property! Is an HOA Right for You?

Benefits

One of the biggest benefits of an HOA is the peace of mind with almost all of the outdoor maitenance taken care of by the community. From snow-plowing to maintaining common areas and lawns, you'll be able to relax knowing it's taken care of. Many communities also offer great amenities like an indoor pool, lake access area, clubhouse, tenins courts, and more.

Purchasing in an HOA can also allow you to have a voice in your community and about your neighborhood! Some communities also have building restrictions - which can be a positive or a negative thing. Having restrictions or architectural guidelines can preserve the aesthics of the community with certain sqare footage requirements or construction material requirements. Communities like Gallatin Woods require log homes to be built, which adds to the community's appeal.
