The month of August generally stayed on trend for 2018. Closed Sales were down for the month. Pending Sales were up, though, which shows that buyers were still active. New Listings were up compared to the 5-year average of August. With such low inventory, it’s not surprising to see a slight increase in new listings, even this late in the season. Average Days on Market continues to creep downwards, too. The lower inventory is also most likely the reason lot sales have increased from last year. The fall real estate market usually sees more pending and closed sales than new listings. Sellers often consider price reductions to help move their property before end of year. Buyer activity and traffic around the area will remain high through mid-October, and pick back up around Thanksgiving. Fall is a great time to buy or sell!!
