Despite being late in the year, November was a busy month. New Pending Sales were 26% higher than in 2023. New Listings were even with last year, with 31 homes listed in November. Total Active Inventory remains higher than last year, with 201 homes for sale reported in November 2024. Closed Sales in November 24 we relatively flat, coming in 8% below last year.
Year to Date – January-November 2024
Looking at the year so far, most statistics remain relatively flat, with less than 5% deviations above or below 2023 numbers. As has been the trend so far this year, we continue to see more even distribution with days on market. For the first time in many years, homes sold in 0-30 days has dipped below 50%. While 29% of homes still sell in 0-10 days, the rest of the sales are more evenly divided from 20-180 days. This is a good indication that the market is shifting into a neutral market that is favors neither sellers nor buyers.

Expect New Listings to pick up after the first of the year!
