The market saw somewhat of a stall in January 2025, with dips in many metrics across the board. New Listings were down 40% from January 2024, but Total Active Inventory was actually 25% higher than this time last year. Total Homes Sold in January 2025 were down 34% compared to January 2024. New Pending Sales were relatively flat, however, which shows that buyer interest did remain strong despite a lull in New Listings. Average Days on Market also remained flat.
Buyers
While New Listings were down in January, February has seemed particularly busy for New Listings. If you’re planning to purchase in the next 6 months, it’s time to get up to speed with our market! We’re still seeing high buyer competition on well-priced listings or those that are unique in their amenities or location. If you’re already connected with an agent and getting new property alerts, you’re more likely to be ready when the right home hits the market. Building a good foundation with a local and knowledgeable agent will help put your mind at ease and feel more confident moving into contract negotiations and the inspection period. New Listings will begin to surge in April and May – beat the ‘spring rush’ and list now! Buyers are still very active, and late winter is a great time to sell for those looking to use their home this summer.
