Deep Creek Lake Real Estate Market Update | May 2025

April 2025

Overall, April remained fairly consistent with market trends we've seen so far in 2025. New Listings were up slightly, and Total Active Inventory is 34% higher than April 2024. Total Homes Sold were also up slightly, with 35 sold in April 25. Days on Market has slowly been increasing, and homes in April sold on average in 84 days compared to 48 days in April 2024. New Pending Sales saw a jump, rising 25% over last April.

 

Year to Date - January - April 2025

As the whole, the market is down slightly, with most statistics showing decreases between 13-24%. Don't let this scare you! The market remains strong - it's just settling into a normal pace. There have been 20 less homes sold so far in 2025, and average prices (and median sold prices) have dropped around 14%. An encouraging piece of data is that almost half - 45% to be exact - of homes sold so far in 2025 were cash closings. What does that mean for the market? It means that serious buyers are active in the market and truly looking to find the right home.
