Deep Creek Lake Real Estate Market Update | June 2025

May 2025

May was a busy month! There were 76 New Listings in May 2025, matching new listings in May 2024. Total Active Inventory continues to slowly increasing, with 264 homes for sale last month, a 27% increase over 2024. Closed Sales were up slightly, and New Pending Sales were down just two units. Days on the Market for the month came in at 59 days, just a small increase from 52 days in May 2024.

 

Year to Date – January – May 2025

Despite a strong May, data is still trending downwards in most categories. There have been 10% less homes sold so far in 2025, with 151 sold,  compared to 168 in 2024. The average sales price for a home so far this year is $572,093, down 12% from $647,627 in 2024. Days on Market has continued to trend upwards, coming in at 85 days, up nearly 30% from last year. Roughly 40% of homes are still selling in 0-30 days, though. Interestingly, we’re seeing average prices for 2 & 3 bedrooms homes increasing slightly over 2024, while 4+ bedrooms have seen price decreases.

 

Buyers

New Listings are still hitting the market in large numbers, and buyer competition should still be a concern, especially if you’ve missed out on properties that have quickly gone under contract.
