Looking at June 2025 compared to June 2024, we see the same continued trends we’ve seen so far this year. Most notably, Active Inventory continues to increase, and is now 30% higher than 2024. New Listings also saw a jump in June, marking a 15% increase over June 2025. Total sales dropped slightly, down 17% from 2024, but average prices remain steady, with only a 3% drop from last year. Days on Market continues to slowly trend upward, coming in at 91 days in June 2024 compared to 50 days in June 2024. A sure sign of a busy summer season – both New Pending Sales and Total Pending Sales have increased over stats from June 2024.
Year to Date – January – June 2025
We’re halfway through 2025! The market has remained stable, with no large shifts from trends at the beginning of the year. There have been 11% less homes sold so far in 2025, and average prices have seen a 10% drop. Total Dollar Volume is down in a larger gap, but that can most likely be attributed to less $1M+ sales so far in 2025. Average Days on Market for homes so far this year is 86 days. While the distribution of DOM is more evenly spread, 40% of homes are still selling in 30 days or less, and the largest sector is still 0-10 days. Roughly 40% of buyers purchased their home with cash.
Buyers
New Listings and Active Inventory continue to increase – that means there’s more options than ever! The bright side of more options is that you have a wide array of options with varying amenities, locations, and updates. The down side? Too many options can create mental overload and doubt! It can be hard to rule out properties based on their online presentation and location. The best way around this? Working with a local and experienced agent. If you’re looking to use the home as a vacation rental, a local agent would be able to better advise which locations, house layouts, and amenities matter to renters. Looking for privacy? Don’t discount an HOA! There are several communities that offer privacy while still offering great amenities.
