Deep Creek Lake Real Estate Market Update | September 2025

The market stalled slightly last month, with some drops in key metrics. Total homes sold in the month dropped 25%, while new listings dropped 18%. Total active inventory remains 23% higher than in 2024, though. New Pending Sales were only slightly down, with 51 in August 25 compared to August 24.

Year to Date – January – August 2025

Looking at the year as a whole, we’re seeing a continuation of trends. Overall home sales are down slightly, dropping around 11% from 2024. Average Sold Prices and Median Sold Prices have continued to decline slightly, causing an overall drop in Sold Dollar Volume of 17%. Nearly 40% of homes sold so far in 2025 have settled with cash. This is a great indicator that not only are there still buyers active in the market, but they’re ready, willing, and able! Average Days on Market has increased from 64 days in 2024 to 84 days in 2025. Homes are selling on average for 91% of their original list price, a 2% drop from last year.

Buyers

Fall is a great time to purchase! Many sellers who were not able to sell during the summer will consider price reductions or lower offers to try to get their home sold before the end of the year. Active Inventory remains higher, which means you still have plenty of options. With that said, well-priced and desirable homes are still selling quickly! It’s imperative to get connected with an agent early on in your search so you’re in the loop and ready to move when the perfect house or property hits the market.
