Deep Creek Lake Real Estate Market Update | October 2025

After a bit of a stall in the summer, September came through busier than normal! New Pending Sales were up a staggering 79% over September 2024. New Listings were relatively flat, with 45 in Sept 2025, while total Homes Sold rose slightly with 46 sold in Sept 2025. Total Active Inventory remains higher than last year. Condo and Townhome sales saw a large increase this September compared to last September, too!

 

Year to Date – January – September 2025

Overall, home sales are down 9% from 2024, with 307 selling so far in 2025 and 336 for the same time frame in 2024. Total Dollar Volume is down 12%, with $188M recorded so far in 2025. Average Sales Prices have dropped slightly, coming in at $578,833 in 2025 compared to $612,563 in 2024. While Days on Market overall continues to increase, 43% of homes are still selling in 30 days or less, with the largest distribution still at 0-10 days. Another interesting fact is that nearly 40% of buyers are closing with cash.  

 

Buyers

As we move into the fall and winter seasons, we will start to see properties come off the market to ‘reset their days’ – i.e. when they list again in the spring, the DOM statistic has been reset to zero. Many sellers choose to keep their listing agreements active, but not on the MLS, and that’s why working with a local REALTOR makes all the difference! Especially a REALTOR inside the largest local brokerage. They can make sure you know about all the properties available – not just the ones that show up online! If you’re interested in purchasing a home on the mountain or with ski access, we’ll generally see those types of listings come on as we get into ski season and winter proper. No matter where you’re looking, though, homes in all sectors will continue to be listed through the winter!
