Deep Creek Lake Real Estate Market Update | November 2025

October 2025

October was a busy month for the real estate market! New Listings saw a slight increase over October 2024, with total Active Inventory reporting 3% higher than last year, too. New pending sales increased last month by 23%, and Homes Sold was up 43%! While we don’t expect the rest of the year to be as robust, it’s a great sign that the market remains strong and active. As you’ll see in the next section, the YTD stats are now much closer to 2024. The only ‘negative’ statistic from last month is the increase for Days on Market, which went from 54 days in Oct. 24 to 78 days in Oct. 25 – a 44% increase.

 

Year to Date – January – October 2025

Looking at the year so far, most of the gaps in statistics have lessened, and are within 5% of last year. Total homes sold so far is 375, down 3% from last year. Average Sold Price is down only 3%, while total dollar volume is down 4%. As has been the trend so far this year, day on market continues to increase on average, but we’re still seeing 42% of homes selling in 0-30 days. In fact, the highest segment of homes are selling in 0-10 days. Additionally 37% of homes sales were closed with cash. These are great signs that ready and willing buyers remain active in our market!

 

Sellers

While the end of the year is quickly approaching, so is our big winter season! Many current listings will expire and go off the market in the coming weeks. Take advantage of the steep drop in inventory and list your property! Not only will it stand out among a small amount of other new listings, but it will be one of few on the market for those actively searching. Buyers

The end of the year typically means we’ll see more price reductions and a reduction in inventory. Many listings come ‘off market’ to reset their ‘days on market’ – essentially that means they won’t be active any more on the MLS or showing up on Zillow.com, but still have an active listing agreement with their agent. Working with a local agent (especially one at the area’s largest brokerage), you can always be in the know for properties both on and ‘off’ the market!
