Deep Creek Lake Real Estate Market Update | December 2025

Just like October, November 2025 was a busy month in Garrett County! New Pending Sales were up 13% and Total Pending Sales were up 15%. Homes sold increased 43% over November 2024. New Listings were really the only ‘down’ statistic for the month, dropping 20% from 2024. Amazingly, Dollar Volume for the month was up $47% - this can most likely be attributed to several $1M+ sales – but you’ll see in the year-to-date statistics below that 2025 is now nearly dead even with 2024.

 

Year to Date – January – November 2025

Looking at the year as a whole, 2025 is now essentially ‘even’ with 2024 for most market sectors. Dollar Volume is almost dead even, with 2025 at .6% higher than the same time frame for 2024. The Median Sold Price also increased slightly, coming in at $439,000 for 2025, compared to $425,000 in 2024. So far this year, 36% of homebuyers have closed with cash. And while Average Days on Market does continue to increase, 40% of homes sold in 30 days or less. The largest section when looking at the DOM breakdowns is still 1-10 days.

 

Buyers

Winter is still a great time to buy! While total inventory normally decreases, new listings will begin hitting the market after the first of the year. There’s also typically less buyer competition during the winter months! Another perk of purchasing early in the year is that you have time to get through closing and any possible renovations with plenty of time to enjoy your new home during the summer months! If you’re purchasing a home with the intent to rent as a short-term vacation rental, you also will have plenty of time to make changes, updates, and get bookings before summer starts. Mortgage rates have dropped and are projected to possibly decrease more. If you’re considering purchasing in the next year, getting connected with an agent now will make all the difference down the road! Many homes come ‘off market’ during the winter months, but are still actively listed with a brokerage, and the only way to know about those is through your agent. Listing in the winter = less overall competition on the active market!
