Deep Creek Lake Real Estate Market Update | January 2026

December 2025

Closing out the year, December saw some small dips in stats. Active Listings were down slightly, with 174 homes for sale. New Listings were down 42%, with 20 new homes listed in December 2025. Total Home Sales, though, was only down by 2 homes, with 43 sold this past month.  New Pending sales were down slightly, with 33 in December 2025 compared to 36 in December 2024.

Year to Date – January-December 2025

Despite a slower December, the 4th Quarter of 2025 surged ahead of Q4 24 when looking at them collectively. Total Homes Sold increased 30% over Q4 24. Both Attached and Detached home sales saw significant improvements in 2025 sales for the end of the year. Looking at the entire year, most of the statistics are within 1-5% of 2024, showing a strong market despite the slow start in early 2025. Total Dollar Volume was relatively flat, coming in just half a percent under 2024. Total Homes Sold actually increased slightly, with 470 selling in 2025 compared to 463 in 2024. Average home values dropped slightly, coming in at $605,215. Meanwhile, Median Sales Prices increased slightly, coming in at $433,000 for homes sold in 2025. Days on Market increased 25%, settling at 86 days for homes sold in 2025 compared to 69 days in 2024. Despite that average, 40% of homes sold in 30 days or less. Attached units (townhomes & condos) also saw fairly significant improvement in 2025, with 35% more units sold this year compared to last year. Overall, the market remains strong with high buyer demand present.

Buyers

Winter is a great time to buy – especially if you’re looking for your summer home! Purchasing in the winter allows you ample time to renovate or make adjustments so it’s your perfect retreat when summer comes. It also gives you time to line up contractors or service providers who may need fair weather to start – trust us, they’re booking spring and summer already! If you plan to utilize your home as a short term vacation rental, this also allows you time to gather summer bookings. Inventory remains lower this time of year, but we’ll see new listings pick up and gain traction as we move through winter. Remember that there may also be homes not actively listed online (Zillow, etc.) that still have valid agreements with brokerages… that’s another perk of working with an experienced and local agent!
