Residential housing stats dropped slightly in March compared to last year – however the quarter as a whole saw improvement. For March, though, total homes sold were down 32%, and New Pending Sales were down 22%. Despite the overall drop in sales, Average Sold Prices and Median Sold Prices saw increases, and Total Volume is only dropped slightly. Active Listings remain lower than last year, and New Listings came in 19% lower than 2025. Average Days on Market came in at 146, compared to 112 last year. As always, it’s important to note that many homes are still selling in 0-30 day range.
Year to Date – January-March 2026
Despite small drops in March, year to date has most of the market statistics showing increases over 2025. Total Dollar Volume increased by 33%, mostly due to several $1M+ home sales early in the year. Total homes sold were up slightly, with 84 in 2026 compared to 81 in 2025. Average Days on Market continues to increase, but 36% of homes sold in 30 days or less. Condo/Townhome sales continue to remain higher than 2025.
