Deep Creek Lake Real Estate Market Update | July 2026

Talk about a hot market! June 2026 showed several big improvements over June 2025 for market statistics. Total homes sold in June 2026 increased a whopping 112% over June 2025, with 51 closing last month. Following suit, total dollar volume also saw a large increase, with a 105% increase at $36M. Days on Market for homes sold in June 2026 averaged 60 days, a 34% decrease from last June’s home sales. Active Listings have dropped slightly, and New Listings were down 35% for June 2026. Higher sales and lower inventory points towards a very active market!

Year to Date – January – June 2026

We’re halfway through the year! So far, 2026 is showing improvements across the board for market statistics. Total home sales have increased 17%, with 205 selling so far this year. Dollar Volume has increased an impressive 44% with both median and average sales prices increasing (this is most likely attributed to a few sales $2M+). Days on Market is relatively flat, with only a 10 day difference between homes sold last year vs. this year. While the distribution for DOM is more spread out, 43% of homes sold in 30 days or less, with the largest section selling in less than 10 days. All of these stats are great indicators that the market is strong and improving.

Buyers

Thinking of looking at homes during the summer months? Planning ahead is critical, especially if you're considering purchasing an established vacation rental. This is where working with an experienced and local agent comes in handy – they know when properties have availability between renters and have the relationships in place to try to get you into properties when they are rented! Unlike the off season, weekends can be the best time to visit for this reason. While buyer competition isn’t as high as it was several years ago, you can still expect well-priced listings to move quickly. Establish your relationship with your agent sooner rather than later so you’re not behind the 8-ball when the perfect home hits the market. Having a local agent means you’ll have literal boots on the ground during inspections and can be available to meet vendors on site before and after closing! Your at-home agent may be great, but they can’t drive 3 hours one way to meet the HVAC contractors on Tuesday at 1 PM - but your local agent could.

Sellers

Lower inventory and higher sales can only mean one thing – the market is strong and it’s still a great time to list! Summer is what we usually call our busiest season for both real estate and tourism – you will never get more eyes on your property than you will over the busy summer months! Most purchasers for second homes have vacationed here prior to purchasing – we see a large influx of inquiries following busy holiday weekends (a perk you get when you list with Railey!). Pricing your property still remains the best strategy when listing your home. Working with an experienced and local agent will make all the difference when developing your pricing strategy. Over-priced listings will lose valuable market time – buyers are savvy and their agents are offering them insight and guidance for good or bad deals.
