August was another busy month for real estate in the Deep Creek Lake & Garrett County markets. Total Homes Sold increased an impressive 41% over 2025, with Dollar Volume increasing 50% over 2025. Days on Market also decreased for the first time in several months, with homes in August 2026 averaging 66 days compared to 98 in August 2025. New Pending Sales increased 27% over last year for the month – a trend we’ve seen all summer. New Listings did increase slightly, but total active inventory remains lower than 2025. All that to say, August was busy!
Year to Date January-August 2026
Looking at the year as a whole, we’re still seeing strong improvements over the same time frame in 2025. Average Sales Prices have increased 21%, with Total Dollar Volume increasing 42% over 2025. Total Homes Sold increased 18% over last year. While Days on Market distribution is more evenly spread, 43% of homes sold in 30 days or less. This percentage has increased even just in 2026. Roughly 27% of homes closed with cash.
Buyers
While multiple offer scenarios aren’t as common as they were a few years ago, a large majority of homes are still selling in less than 10 days. If you’re considering purchasing in the next 12 months, it’s best to get connected with a local and experienced agent now, so you’re in the perfect position when the right property hits the market. Despite summer ending, we’ll still see new inventory coming on, especially ski-area homes during the winter months. While any agent can show you a home and write the paperwork, a knowledgeable local agent will be able to guide you through things like HOA restrictions, amenities, rental potential, and all the things only someone who lives here would really know.
Sellers
The market is strong! With inventory down but pending sales and total sales increasing, it shows that buyers are still very active. There’s still time to sell your home before the end of the year! There are still many buyers who either missed out on another property, or are waiting for the perfect fit – that could be your home! To sell quickly and for the most money, your home’s online placement, initial marketing, and strategy are key. Pricing too high deters buyers from viewing and may leave a bad impression for your home. Pricing too high for the market will also cause the Days on Market for your home to increase, which can be another red flag for buyers. The best way to check all your boxes is to use a local and experienced agent. Our market is unique! Just like you wouldn’t take a specialty car to just any mechanic, you don’t want to chance the sale of your home to just any agent.
