Deep Creek Lake Market Update | October 2026

September 2026

September proved to be a busy month for listings and sales, but recent mortgage rate increases may be having a noticeable impact on pending sales. New Listings were up 15% from September 2025, with 52 homes reported in September 2026. Active Inventory was flat, with 243 homes for sale in 2026 compared to 244 in 2025. Total homes sold increased nearly 40% over 2025, with 64 selling in September 2026. New Pending Sales and Total Pending Sales both saw decreased last month, with New Pendings coming in 40% lower than September 2025. We’ll need to get a few more months of data to determine if this is a true market shift or just an anomaly.

Year to Date – January-September 2026

Looking at the year as a whole so far, we’re still seeing strong improvements over 2025. Total Dollar Volume increased 40%, coming in at $263M compared to $188M. Total homes sold increased 21%, with 372 selling so far this year compared to 307 for the same time frame last year. Of those home sales, 28% were closed with cash. Average sold prices have increased, which is due in part to the increase in overall sales and higher amount of $2M+ sales. More than 40% of homes sold in 0-30 days, with the largest section falling in 1-10 days.

Buyers

Fall is a great time to buy! Many sellers sitting on stagnant listings will begin more seriously considering price reductions and are open to more offers as they look to move their home before the end of the year. It’s also a great time to get settled as we’re ‘in between’ the two busier season – summer and winter. Whether you’re looking to purchase now or in 9 months, getting connected with a local and experienced agent will set you up for success when the perfect property hits the market. The Deep Creek market is hard to navigate if you’re unfamiliar. There are dozens of HOAs with varying amenities and building restrictions. Some communities even prohibit short term vacation rentals (AirBnbs). It’s tough to know what questions to ask – that’s why a LOCAL agent is always best! They’ll know off hand things that out of area agents can’t know, and may not know they need to ask about.

Sellers

A large number of homes selling in 0-10 days, and most under 30 days, points to one thing – pricing is critical. Overpricing and hoping for the best is not always the best strategy, especially with so much information available online for buyers. Buyers are still active through the fall, with interest spiking again during the busy winter season. Did you know Christmas and New Years are some of the biggest holidays for rentals? In fact, New Years Eve is one of the few holidays that truly sell out. Listing your home sooner, rather than later, means you’ll be on the market and ready for the holiday surge. We see it every holiday…vacationers get home and immediately start searching real estate in the area (if they didn’t start when they were here). Positioning your property with strategic pricing and a high-end media portfolio will put you in the sweet spot for the next busy season.
