May was a busy month! There were 76 New Listings in May 2025, matching new listings in May 2024. Total Active Inventory continues to slowly increasing, with 264 homes for sale last month, a 27% increase over 2024. Closed Sales were up slightly, and New Pending Sales were down just two units. Overall, April remained fairly consistent with market trends we've seen so far in 2025. New Listings were up slightly, and Total Active Inventory is 34% higher than April 2024. The last month of 2024 ended fairly strong, maintaining most of the trends we saw throughout the year. Closed Sales were up 18%, with 45 homes selling in December 24 compared to 38 in December 23. October was a buy month for real estate! Closed Properties increased 7% and Average Sales Prices and Median Sold Prices remained steady with statistics from October 2023. September was a relatively quiet month, with only slight deviations from 2023 statistics. The only substantial change is that Active Inventory was 38% higher than last year.
